For the price we paid, Studio 22 was a great value. The room was cozy and clean, with a really comfortable bed. The location couldn't be better, right in the heart of town but still quiet. The owner was very accessible and ready to help if needed.
Breakfast choices could be improved with more variety.

There were several negatives. the bed and pillows were uncomfortable, making it difficult to get a good night's sleep.

I had a wonderful time staying at Studio 22 Villa in Rye. the location was perfect for exploring the town and the surrounding area. the studio itself was cozy and well-furnished, with a comfortable bed and all the amenities I needed. the owners were friendly and helpful, making my stay even more enjoyable. I particularly loved the view from the stable door, it was a great spot to relax and take in the surroundings. I highly recommend Studio 22 for a fantastic holiday experience. Cons: All good! .

Loved having free WiFi and a patio. Also enjoyed pretending to be a barista with the coffee/tea maker. And who doesn't love doing dishes on vacation with the dishwasher? So luxurious.
Wasn't a fan of the fire extinguisher in my apartment, felt like I was in an action movie.

I recently stayed at Studio 22 for a weekend getaway and had a fantastic experience. The location was ideal for exploring the town and nearby countryside. The kitchen/dining area felt cozy and inviting, thanks to the colorful rug and attractive over-mantel mirror. The property was well-equipped and centrally located, yet surprisingly quiet. It was also convenient that the owner allowed me to store my bike in the courtyard. The studio was clean and had all the necessary amenities, including kitchen utensils, towels, and toiletries. I appreciated having a small living area in addition to the bedroom and shower.
I would recommend this hotel.

The room was clean and well-equipped with everything we needed for our stay. The location was fantastic, right in the heart of town with plenty of shops and restaurants nearby. Plus, we really enjoyed the convenience of having a small living area separate from the bedroom.
One major downside was the bedroom and shower room being located in the basement. The stairs leading down were incredibly steep and unsafe, especially for elderly or less mobile guests.

I stayed at Studio 22 for a short break and it was a great little base. The location was perfect, just outside the Landgate and close to all amenities, yet quiet at night. The lounge/kitchen/diner was really nice, with cozy touches like a colorful rug and an attractive over-mantel mirror. The bed and sofa were very comfortable, and the shower was great. The owners were friendly and helpful, and the studio was well-equipped with everything I needed.
Couldn't recommend this hotel more.

Numerous dining and shopping options nearby, with easy access to beautiful countryside for picturesque walks. Loved the comfortable bed, hot shower, and appreciated the attention to detail with a magnifying mirror and good hairdryer provided. a cozy and convenient stay.

Value for money and room quality were excellent. The location was perfect, tucked away in a quiet lane near Land Gate. The staff treated us well and made us feel welcome.

The pillows provided in the bedroom were uncomfortably hard and thick, resulting in sore necks.
